Technical: Where Mortgage Rates Come From
Mortgage rates adjust daily, but ever wonder why the market acts so efficiently and how lenders choose what rate to charge?
The bond market backbone
Most fixed-rate mortgages are ultimately funded in capital markets. MBS (mortgage-backed securities) prices move with Treasury yields and volatility. When investors demand higher returns for prepayment and duration risk, rates rise.
Margin and overlays
Lenders start from a baseline “base” rate and adjust for credit score, LTV, occupancy, property type, and program. Investor overlays add or subtract from that stack—two lenders with the same Treasury screen can quote different prices.
Why shopping matters
Brokers wholesale access multiple lenders’ stacks; retail channels often show one lender’s retail margin. That is why comparing APRs and fees on the same day matters more than chasing a headline rate from a single ad.
Takeaway
Rates are not magic—they are market-driven, layered, and time-sensitive. The best borrowers track trends, lock strategically, and compare total cost, not a single number on a billboard.
