Weekly Housing Market Briefing: Ceasefires, Cash-Outs, and the Great Wealth Transfer

Weekly Housing Market Briefing: Ceasefires, Cash-Outs, and the Great Wealth Transfer (hero)

Having been a residential mortgage broker for years, I've seen my fair share of "unprecedented" weeks. But as we sit here on Wednesday, April 8, 2026, the landscape is shifting in ways that demand both a steady hand and a visionary outlook. We are navigating a world where geopolitical truces influence your monthly mortgage payment and where a massive shift in generational wealth is about to rewrite the rules of real estate.

At Unbeatable Loans, our mission has always been clear: cut out the middlemen, save more, and win the deal. Whether you are a first-time buyer or a seasoned investor, understanding these macro shifts is how you stay ahead of the pack.

Geopolitics and the "Fragile Truce"

The biggest news hitting the wires late yesterday was the announcement of a conditional two-week ceasefire between the U.S. and Iran. In the financial world, uncertainty is the enemy, and this "fragile truce," as Vice President Vance described it, sent immediate ripples through the markets.

The S&P 500 rallied +2.25% on the news, showing a sigh of relief from Wall Street. More importantly for our world, crude oil plunged -14.50%. When energy costs drop that sharply, it takes significant pressure off inflation expectations. Consequently, we saw the yield on the 5-Year Treasury drop by 0.06% to 3.92%.

Why does this matter to you? The 5-Year Treasury is a primary benchmark for many investor loan products, including DSCR (Debt Service Coverage Ratio) loans. While the truce is temporary and volatility remains high—especially with Israeli military activity and tanker traffic in the Strait of Hormuz still in focus—this dip in yields provides a tactical window for those looking to lock in rates or bridge a deal before the next headline hits.

The Inventory Paradox: More Choice, Fewer Takers

We are seeing a fascinating divergence in the retail housing market. Currently, purchase mortgage applications are down 7% year-over-year (YoY). At the same time, housing inventory is up 7% YoY.

For the last few years, the mantra was "there's nothing to buy." Now, the inventory is showing up, but the buyers are hesitant. This is the definition of a "buyer's market" in the making, yet many are sitting on the sidelines.

At Unbeatable Loans, we see this as an opportunity. In a traditional transaction, you have five people: the broker, the buyer, the buyer's agent, the seller's agent, and the seller. We do things differently. In an Unbeatable Loans transaction, the entire buyer's agent commission is often used to reduce your closing costs or lower the purchase price. When you combine more inventory with our cost-saving structure, the "affordability crisis" starts to look a lot more like a strategic entry point.

Fix and Flip: The Pivot to "Rent and Refi"

If you're in the business of flipping houses, you've likely felt the squeeze. Margin compression is real. Higher labor costs and longer hold times are eating into the spreads that looked great on paper six months ago.

Our advice to clients right now is three-fold:

  1. Stable markets only: Focus on zip codes with consistent "days on market" trends. Avoid the speculative "hot spots" that are seeing 30% delisting rates.
  2. Conservative underwriting: If the deal only works if you hit a record-breaking sale price, walk away.
  3. The pivot plan: Every fix-and-flip deal should have a "Plan B." We are advising investors to only move forward if the deal also pencils out as a "rent and refi."

If the market softens while you're mid-renovation, being able to pivot to a long-term rental strategy saves you from a forced sale in a weak market.

Mastering DSCR: Seasoning and Cash-Out Strategies

We are seeing a massive surge in DSCR loan requests. For the uninitiated, a DSCR (Debt Service Coverage Ratio) loan is an investor product where the lender looks at the property's ability to cover the mortgage payment rather than the borrower's personal income.

The seasoning secret

We've noticed a rise in "no seasoning" cash-out refinance requests: situations where the investor owns the property free and clear and wants to pull cash out in less than six months.

Here is the professional tip: Most institutional investors who buy these loans require 6 months of seasoning to give you "un-throttled" Loan-to-Cost (LTC) if there is no existing debt. However, if you have existing debt—like a fix-and-flip bridge loan—you can often refinance in as little as 90 days without those strict LTC limits.

If your goal is to pull your capital back out quickly to move on to the next project, using a fix-and-flip loan on the front end is the winning strategy to bypass those seasoning hurdles.

The 80% LTV tradeoff

There is a growing demand for 80% LTV (Loan-to-Value) cash-out refinances. While that extra 5% of leverage comes with a slightly higher interest rate, our clients are increasingly accepting that tradeoff. Why? Because cash is king.

Investors are choosing to maximize their proceeds now and pairing these loans with low or no prepayment penalty options. This gives you the "optionality" to refinance again if/when rates take a more permanent downward turn, without being locked into a high-cost exit.

Private Credit Jitters: A Flight to Quality?

There is some noise in the corporate private credit world right now. Some analysts are calling it a "2007 moment" for corporate lending, driven by lax standards and the disruptive effects of AI on corporate profitability. This has created some jitters among large institutional investors.

However, we are seeing the opposite in the residential space. So far, credit spreads and liquidity for DSCR loans are holding up remarkably well. In many ways, 1-4 unit residential properties are being viewed as a "flight to quality." While a tech startup might be disrupted by a new AI model tomorrow, the fundamental human need for a roof over one's head remains constant. Residential real estate is the bedrock of the credit market.

The Data: A New Era of Rates and Wealth

To understand where we are going, we have to look at the numbers. For the first time since the pandemic, the share of mortgages with rates above 6% (21.2%) has exceeded those with rates below 3% (20%). The "lock-in effect" that kept people from selling is slowly beginning to thaw as the market normalizes to this new rate environment.

We also see that 32% of new listings are being delisted within 30 days. This tells us that sellers are testing the waters with high prices, but buyers aren't biting. If a property doesn't move fast, sellers are pulling back rather than slashing prices—yet.

The $2.4 trillion inheritance

Finally, let's talk about the "Great Wealth Transfer." Over the next decade, Coldwell Banker's 2026 Trend Report estimates that $2.4 trillion in U.S. real estate will be inherited by Gen X and Millennials.

This is a massive shift. This isn't just money; it's equity. This transfer will fuel a new wave of buyers who have the down payments necessary to navigate higher rate environments. It will also create a new class of "accidental landlords" and investors.
