Insurance in the Mortgage Process
The mortgage process isn't easy, and insurance is one of the most important—often overlooked—parts of the process. Lenders care because collateral protection matters; you should care because gaps can delay closing or leave you exposed after you move in.
Hazard insurance
Your lender will require a valid homeowners policy (or equivalent for non-owner-occupied programs) with sufficient coverage and the lender listed as mortgagee. Do not wait until the week of closing to bind coverage—underwriting delays are common when declarations pages are missing or incorrect.
Flood and wind
If the property is in a flood zone, flood insurance may be required regardless of your opinion on risk. In coastal states, windstorm endorsements and carrier appetite can affect both cost and timeline.
Title and escrow
Title insurance protects against defects in ownership; it is not property casualty coverage. Confusing the two can cause last-minute surprises at the closing table.
Practical takeaway
Start insurance early, compare apples-to-apples deductibles and replacement cost, and keep your loan officer copied on binder updates. Smooth insurance is one of the quietest ways to protect your close date.
